ORDER (1) STAYING AND CANCELLING THE UNITED STATES MARSHAL SALE OF REAL PROPERTY; AND (2) DIRECTING RELEASE OF THE LEVY UNDER CAL.CODE CIV. PROC. 704, 750 (a) 144 by Judge R. Gary Klausner: 1. The Stipulation is APPROVED. 2. The execution sale of the real property commonly known as 942 South Ramona Street, San Gabriel, California 91776, Assessors Parcel Number 5361-024-002, County of Los Angeles, California (the "Property"), noticed by the United States Marshal for September 29, 2026, and any continued or re-noticed sale date, including but not limited to October 16, 2026, is STAYED and CANCELLED. 3. The United States Marshal for the Central District of California, as levying officer, and shall take all steps necessary to cancel any noticed sale of the Property, including pulling any published or posted notice of sale. 4. No further execution sale of the Property shall be conducted under the judgment in this action except pursuant to a court order for sale obtained in compliance with California Code of Civil Procedure sections 704.740 through 704.800, including the timely application to the Court and filing with the levying officer required by section 704.750 or in alternative upon a determination by the Court that the aforementioned provisions do not apply. 5. This Order shall be immediately effective and binding. 6. Upon entry of this Order, the Ex Parte Application filed September 25, 2026 142 is withdrawn as moot, without prejudice to any argument either party may raise in connection with any future application for an order for sale of the Property.
