(1) The Federal Cause of Action for violation of the Civil Rights Act, 42 U.S.C. § 1983, is SEVERED from the remaining cause of action and preserved; (2) The Federal Cause of Action for violation of 42 U.S.C. § 1983 is STAYED and held in abeyance pending resolution of the state-court litigation; (3) The remaining cause of action is REMANDED to the Superior Court of the State of California, County of Orange; and (4) St. Andrew's shall notify the Court within 60 days of the conclusion of the state-court litigation.
